Monthly home sales and median price data don't tell the full picture about the real estate market in Carmel or Pebble Beach. To help you get a better understanding of market performance we publish this weekly summary of luxury real estate transactions for Carmel and Pebble Beach.
Homes in Carmel are still selling better than in Pebble Beach but again this week we saw good sales revenues with just under $8M in sales from two homes in Pebble Beach. In Carmel there were nine new listings and three new sales this week. The first six new listings of homes in Carmel are, on on Mountain View for $1.995M, on Mission for $1,875M, on Lower Trails for $945K, on Monte Verde & 3rd for $2.995M, on Casanova & 2nd for $1.695M, on Carmelo for $5.395M. The final three new listings are, on Valley Way for $6.5M, on Santa Rita for $1.275M and lastly but not least on Camino Real for $1.895M. Maintaining the good start to what traditionally is regarded as a quiet period.
There were three new listings for Pebble Beach, on Portola Rd. for $5.25M, on Riata Rd. for $4.999M and on Porque Lane for $3.195M.
Eight homes decreased in price, probably a direct result of starting the new year. In Carmel five homes had a price decrease, on Carpenter & 1st from $825K to $635K, on Torres & 8th from $1.395M to $1.195M, on Pradera from $2.299M to $1.699M, on Monte Verde & 13th from $1.395M to $1.15M, and on 2nd & Lincoln from $1.395M to $1.295M.
The remaining three homes were in Pebble Beach, on Aztec Rd. from $1.499M to $1.195M, on Viscanio Rd. from $1.75M to $1.499M and on Wildcat Canyon Rd. from $698.5K to $629.9K..
To directly quote Louis Cammarosano, general manager of HomeGain, “home buyers and sellers continue to remain apart as to home valuations with the vast majority of home owners thinking their homes are worth more than their agents and the market are telling them.” Based on this it looks like there is still leeway for Home Buyers to negotiate on price, and buyers who offer cash are in a really strong bargaining position. Buyers with loans need to be pre qualified and ready to buy or risk a lower cash offer winning the sale.
This week there were three homes in Carmel that sold and only two in Pebble Beach. In Carmel a home on Willow Pl. for $575K after 193 DOM (days on market ), on Mission for $525K after 74 DOM, on Torres & 4th for $975K after only 35 DOM. In Pebble Beach a property on Sawmill Gulch Rd. for $1.3M after 588 DOM (days on market), and on Portola Rd. for $6.4M after 113 DOM.. Almost $8M in sales from just two homes in Pebble Beach.
For a larger picture of sales of homes in Carmel, 70 homes have sold in the last 120 days (9/23/11 to 1/21/12). Ranging from $4,450,000 for a home on Lincoln & Santa Lucia to $427,500 for a REO on Handley Dr.
42 homes were $1M or under and 33 of these homes were west of Highway 1.
